Why three separate sections?

Because the three answer different questions. When buying a house, floor area, rooms and condition matter, and we grade every property by location and price per square metre. A plot of land has none of that – there, size, location and whether you may build are what count. In a single list, land would inevitably end up at the bottom, because the grading cannot grade it at all. And a monthly rent cannot sensibly be compared with a purchase price.
