Felsőszölnök, 5 km from the Austrian border: L-shaped house in need of renovation, built in the classic local style, surrounded by nature.

In the Alsó-Jánoshegy district of Felsőszölnök, an L-shaped house in need of renovation is for sale on a 1590 m² plot. The building meets the practical needs of the time and consists of a room, a kitchen, a pantry, additional rooms, a stable, and a shed.

The front wall of the room needs renovation; professional repairs, including foundation and waterproofing, have already been completed. The installation of large windows has transformed the room into a panoramic room with views of the valley and the forest.

The kitchen features an almost 100-year-old oven and stove combination, a typical regional feature that reflects the craftsmanship of the stove makers of the Őrség-Vendvidék (Őrség-Vendvidék) region. The stove's burners were custom-made, the flues and fixtures were cleaned, and the chimney received a new cleaning opening. Thanks to these measures, the stove can be restored to its former glory with minimal effort.

The room features a pristine Art Deco tiled stove, providing a stylish accent on cold winter evenings.

The living area features locally fired brick walls, as does the stable, which features a Poroszszüg ceiling and was originally intended to be converted into a bedroom – the design would be the responsibility of the new owner.

The connecting building (coach house, pantry) has over 100-year-old rammed earth walls. According to our plans, this could be converted into a light-filled, loft-like common room with high ceilings, which we would be happy to share with interested parties.

The property includes an old barn building that is ideally suited for the conversion into a separate living area, guest house, or a panoramic sauna and wellness area. The building's roof was completely re-roofed and reconstructed. The beams and supporting structures were given new roofing and rafter cladding. Together with the larch wood facade, we designed it in a modern, Scandinavian style. The chimney was given a color-coordinated, edged metal cladding.

The access road to the property was deep-stabilized with 30-40 cm of basalt, allowing easy access for heavier vehicles.

Water and electricity are available on site.

Keszthely (Balaton) ↔ Felsőszölnök: ≈ 106–113 km; Can easily be combined as a day trip.

Public transport information: From Szentgotthárd (regional hub, ~14 km) there are direct buses to Felsőszölnök (approx. 27 min).
